Idjit Homeowner Update: When I spoke with Ms. Doofus yesterday (who lives on the second floor of a three-story HOA), she asked if she could send photos of her “leak” and perhaps avoid a visit from some filthy, degenerate, plague-carrying roofer.
I figured pics wouldn’t help but said we could try that option; she said she’d text me some pics today.
Which she did…of the stucco wall outside her unit, which, as stucco walls will do (stucco being porous wherein water’s concerned), absorbed some water during a rain last month.
I’m waiting for her to make her follow-up call to see if she’s got a leak inside her unit.
After the mortgage broker corrected their messed up refi paperwork, we are one step closer to putting this to bed. This is our third refi and I think the most poorly done one yet. If I knew it was going to be this much of a headache, I think I might have skipped it now regardless of the $ savings and future uncertainty.
Maybe. Mrs Sven says each time we’ve done this, there’s been problems. In this last instance, they gave us an estimate of costs that included another year’s worth of homeowner’s insurance that they wanted paid upfront as the policy was due next month. They sent us an estimate that was correct, then when we sat down with the notary, it was 2X what it should have been.
Anyhow, the money has been wired -- the bank was surprisingly friendly and helpful.

Jim’s doing a refi as well. His buddy who’s handling it decided the bank they were dealing with was performing unacceptably so he switched Jim to a different bank and locked him in at 0.25% less than the non-performer. 😉
But Jim’s a little annoyed it’ll be another month before it all goes through.
Idjit Homeowner Update #2: When we spoke, I asked her if she had water coming into her unit. She said there was; coming in through a window because there’s water running down the outside of the building.
This is one o’ them sexy-looking condo developments which was poorly built; they’ve had stucco and window issues for 23 years which JimCo’s aware of. And they’ve been kind of shitty to us for more than two decades since we did their roof. (Which has performed flawlessly for nearly double the warranty period despite their failure to properly maintain it.)
Idjit insists the roof is somehow to blame, and when I pointed out that the roof is keeping water out -- which is precisely what it’s supposed to do -- she started getting shirty with me. (I’m guessing there’s a clogged gutter or downspout, which I’ll tell the property manager.)
I feel like binge-eating carbs or punching something right now; resser-freaking-fresser!
