Paddy’s rundown on HOA’s was quite good (thank you, sir!) and cogent.
With only a single exception, every HOA we’ve worked on in my nearly 30 years with JimCo has had roofs considered as a “common area”. As such, mitigating interior damage which occurs from leaks -- assuming the leaking section was not under a warranty -- is on the HOA, as they “own” the roof.
The Russkis from last week seem to be clumsily attempting to make a case that their ceiling stains occurred after we installed their new roof last year. (Narrator: “It didn’t.”)
Hopefully, this situation will not turn into a three-way pissing match between the owners, the HOA and JimCo. But we have to spend a lot of time, effort and money to investigate and fight this crap.
Busy week, up ahead for us. What with Libertarian Marc coming to visit. We Spent this evening cleaning or straightening up the projects, at least. Harper insisted that it wasn’t quite as bad as I thought, and I guess she was right, as usual.

Thanks for the HOA information, Paddy -- having never lived under one, I find it confusing as to who is responsible for what.
